OPTIONS AVAILABLE TO BORROWERS WHO ARE UNABLE TO AFFORD THEIR MORTGAGE PAYMENTS AND WHO WISH TO AVOID FORECLOSURE:

Borrowers whose mortgages fall under the SB 1137 guidelines and are unable to afford their mortgage payments but wish to avoid foreclosure, should immediately contact their lender to explore possible options to assist the Borrower in avoiding foreclosure. If Standard Management Company is the lender, the Borrower can call Standard Management Company’s authorized agent toll free at 1- (800) 950-6522 to explore those options. This line will have a live representative during business hours. Borrowers can also call HUD to receive information and assistance in exploring possible options to avoid foreclosure. There is a toll-free telephone number for the United States Department of Housing and Urban Development ("HUD") to find out more about HUD-certified housing counseling agencies and their services. That toll-free telephone number is 1- (800) 569-4287, available weekdays between 6:00 a.m. and 2:00 p.m. Pacific Time; and In preparation of speaking with the Lender or its authorized agent, Borrowers should gather the following financial documents and be prepared to present to Lender or its authorized agent when discussing options for avoiding foreclosure:

  • Documents that show proof of income (3 months pay stubs, W-2 forms and other such documentation that shows proof of income).
  • Tax Returns for the previous 2 years
  • Income and Expense Statement
  • List of Assets and Liabilities
